Client concerns and goals that we had to meet
Existing mechanical system was unsafely installed by DIY contractor. The condensate drain was pouring water onto the patio and the supports for the indoor equipment were inadequate and not earthquake secure. The outdoor equipment did not maintain a minimum 36” safe zone to the electrical panel.

Project Challenges

  • The equipment platform in the attic was deteriorating and the service platform did not meet local building code requirements.
  • The existing condensate lines had to be re-routed to an approved plumbing fixture.
  • There was no level ground for the outdoor unit and we had to design an alternate support system

Project Result

  • Energy efficient (19 SEER) new variable capacity system with greatly reduced operation sound.
  • The a/c unit was mounted to the house achieving the required safe zone around the electrical panel and reducing the overall footprint.
  • Greatly improved temperature/humidity control and overall performance.
  • Beautifully re-engineered equipment platform to improve durability and safe service access to equipment.
  • Hospital grade MERV 16 air filtration system was added (standard with all complete installations) to help improve IAQ as well as eliminate the need for equipment & duct cleaning
